Key Infrastructure Considerations Before Buying Industrial Land

5 min read

Infrastructure availability — power, water, roads, and drainage — directly affects industrial operations. Here is what to assess before signing.

Why Infrastructure Matters More Than Location Alone

Industrial plots in prime locations can be operationally difficult if the underlying infrastructure does not support your intended use. A thorough infrastructure assessment before purchase can prevent costly surprises post-acquisition.

Power Supply

What to verify:

  • Proximity to the nearest substation and its available capacity.
  • Available load and whether your anticipated connected load can be sanctioned.
  • Type of power supply (dedicated industrial feeder vs shared line).
  • Reliability metrics if available from local operators.
  • Backup power considerations if grid reliability is uncertain.

For power-intensive industries, confirm the sanctioned load feasibility before committing to a plot.

Water Supply

What to verify:

  • Source of industrial water — MIDC/GIDC/authority supply, borewell, or tanker.
  • Quantity available and whether it is adequate for your process.
  • Water quality and any treatment requirements.
  • Regulatory restrictions on groundwater extraction (CGWA designations vary by district).

Road Access and Internal Circulation

What to verify:

  • Width and condition of the approach road.
  • Whether the road can handle your expected vehicle types and axle loads.
  • Internal turning radii for trucks or container vehicles.
  • Proximity to a highway or national arterial road.

Drainage and Effluent Management

What to verify:

  • Whether a common effluent treatment plant (CETP) is available and accessible.
  • Industrial estate drainage connectivity.
  • State PCB requirements for your specific industry category (Red, Orange, Green, White).

Telecommunications and Digital Infrastructure

For modern manufacturing and logistics operations, assess:

  • Fibre optic connectivity.
  • Mobile network strength across the plot.

Building and Civil Infrastructure

Before starting construction, understand:

  • Floor Space Index (FSI) or FAR permitted on the plot.
  • Height restrictions.
  • Setback requirements.
  • Required approach road width for building plan approval.
